Is RoomLedger for Renters or Landlords?
RoomLedger can help renters, landlords and homeowners because each may need a structured record of property condition. The difference is the question each person needs to answer and who keeps the final export.
For renters
Renters can use a checklist at move-in, photograph existing damage, record meters and keys and keep a report. Send a copy to the landlord or agent as agreed, but keep originals and photos in a location you control.
For landlords
Landlords can create a property, record inventory, track repairs and make a report before or after a tenancy. Use neutral descriptions, distinguish new damage from wear and give the renter a chance to read before signing.
For homeowners
Homeowners can use RoomLedger for insurance inventory, equipment serial numbers, room photos and repairs. An in-app valuation does not guarantee insurer acceptance; keep receipts and ask the insurer. Start with RoomLedger.
Agree on the process
Before an inspection, agree on rooms, photos, meter units, damage wording and who keeps the export. Afterward, both sides should read the report and raise corrections. Do not delete a disagreement; record the comment or item needing clarification.
A transparent process can reduce misunderstandings, but it does not replace a lease or deposit rules. When a dispute is serious, seek local guidance. Keep move-in and move-out versions, record the date of later photos and do not silently replace a sent report.
Note: RoomLedger is not a tenancy-management service or legal advice.
