A move-in bedroom inspection checklist

Bedrooms contain surfaces, doors, storage, curtains, lights and furniture that can be hidden once you move in. Record the baseline first, using wide context photos and close-ups for visible issues. Start with context

Photograph the room from the doorway, then capture walls, ceiling, floor, windows and the area behind the door. Add the date and note anything you could not reach. Avoid filters that change colour. Separate items supplied with the property from your own belongings.

Describe what you see

Use neutral terms such as scratch, dent, stain, crack, peeling, damp mark or missing fitting. A wide image shows location; a close image shows detail. Do not infer the cause or responsibility from a photograph. Report unusual moisture or odour through the agreed channel.

Record fixtures and furniture

List doors, locks, handles, rails, curtains, wardrobes, beds, desks, lamps and accessories. Add brand, model or serial when useful, and mark anything not tested. In RoomLedger, create a separate item for each issue and connect the original photos. Start RoomLedger.

Prepare the report
