A bathroom and water-leak inspection checklist
Bathrooms can change quickly because of water, humidity, sealant and ventilation. Create a dated baseline with wide and close photos, but do not diagnose a leak or mould problem from a quick observation. RoomLedger connects rooms, issues, photos and repair timelines.
Check surfaces and joints
Photograph the room, floor, walls, ceiling, tiles, glass, sealant, basin and areas under fixtures. Describe stains, cracks, discolouration, peeling or damp marks with a location. Record whether the room was recently used or dry when photographed.
Record fixtures
List taps, shower, water heater, fan, mirror, cabinet and accessories. Add model or serial where useful and mark anything not tested. Do not dismantle pipes or use chemicals to create evidence. Report unusual water or odour through the agreed channel.
Build a repair timeline
Create an issue, connect the original photo, record when it was reported, add responses and attach after-repair photos. See RoomLedger. Keep the initial record unchanged and add new dated observations.
Compare at move-out
Repeat views where possible and note differences in use, lighting and furniture. Separate observation from conclusions about cause or responsibility. Ask a qualified professional when the issue involves safety, mould, plumbing or a dispute.
